Logian’s industrial property achieves Finland’s highest BREEAM Outstanding score

The industrial property developed and owned by Logian in Fallbacka, Tuusula, has received the BREEAM Outstanding environmental certification with a record-breaking score of 92.7 percent. This is the highest score ever awarded to a new construction project in Finland.

The property’s tenant is Finnish company Chiller Oy, which designs and manufactures cooling, heating, and energy recycling solutions. The new factory was completed in Tuusula with excellent accessibility.

BREEAM Outstanding is the highest level of environmental classification, and achieving it requires exceptionally high performance in areas including energy efficiency, indoor conditions, material choices, and the management of the building’s entire lifecycle.

“The goal was to build a property that is as sustainable as possible — both environmentally and commercially — for decades to come,” says Elsi Luhtanen from Mrec Investment Management, which is responsible for Logian’s operations.

“Behind this result lies close collaboration throughout the entire project — designers, contractors, and the occupier worked alongside Logian toward a shared goal from the very beginning. This open and constructive cooperation made it possible to achieve an exceptional outcome, both technically and in terms of environmental performance,” Luhtanen adds.

At the heart of the building’s energy efficiency is the Wave system developed by Chiller, which circulates energy within the building, utilises waste heat, and optimises energy use in real time. The solution enables a significant reduction in purchased energy consumption.

The exceptional certification result is, above all, a demonstration of what can be achieved when a property is designed around the occupier’s needs and sustainability is considered throughout the entire project. For Logian, the certification is confirmation that spaces tailored to the customer are at the core of sustainable property development. The project also supports both the occupier’s business operations and long-term sustainable value creation.
